The Los Palacios and Villafranca Town Council has signed an agreement with Progressum Asset Management to build 40 homes, 87 parking spaces and two shops on the site of the old petrol station on Avenida de Sevilla, which has been stalled for 20 years.
The Los Palacios and Villafranca Town Council has entered into an urban planning agreement with the company Progressum Asset Management, S.L. to promote the AUNI 6 Petrol Station on Avenida de Sevilla. The construction of 40 homes, 87 parking spaces, and two commercial units is planned for this site, one of the most significant in the municipality.
The agreement, linked to the approval of a Detail Study that will be submitted to the municipal Plenary, will allow for the reorganisation of the area and unlock a zone that has remained stalled for approximately two decades. The mayor, Juan Manuel Valle, has highlighted the importance of this action for the urban and economic development of the municipality.
“This is a site that has been stalled for 20 years and, without a doubt, it is one of the best urban plots in Los Palacios de Villafranca,” he stated.
The agreement includes the transfer of buildability from two municipal plots on Avenida de Utrera, currently designated as open spaces with no development planned. This operation will allow for a new layout of the old petrol station site, which will include two levels of underground parking and the creation of a new public road that will extend calle Mulhacén to Avenida de Sevilla, along with the complete redevelopment of the surrounding area.
One of the most significant preliminary works will be the decontamination of the soils, resulting from the former use of the site as a service station. The Town Council has appreciated the developer's commitment to undertake this work, which has already begun. The planned investment exceeds 10 million euros and will introduce a residential development of one, two, and three-bedroom homes to the municipality, with quality standards that, according to the mayor, will be high.
Juan Manuel Valle has publicly thanked the developer for the trust placed in the municipality and emphasised that this action comes at a time when “housing is needed.”
“There is no doubt that betting on building 40 homes on this site means generating wealth and employment, as well as allowing for the urban planning of such a significant space for Los Palacios and Villafranca,” he asserted.
The Town Council is awaiting a favourable resolution from the Andalusian Government to grant the construction licence. The mayor has expressed his hope that work will begin in the coming months.
“We are eager for the works to start and to see how this site, which has been stalled for so long, begins to come to life,” he stated.
The project will culminate in the construction of 40 homes, 87 parking spaces, and two commercial units, as well as the new road connection and the redevelopment of the area. For the residents, this intervention will mean the recovery of a degraded space and the arrival of new homes in a central area of the municipality.
